Rental Agreement

Both parties agree to the following terms and conditions:

- This lease agreement shall commence on {date-1} and will remain in effect until {date-2} unless terminated earlier as per the terms of this agreement. Thereafter, the same may be extended further on mutual consent of both the parties.

- The Tenant agrees to pay a refundable security deposit of ₹ {number-2}, which will be returned at the end of the lease, subject to deductions for damages (if any).
- All the sanitary, electrical and other fittings, fixtures and appliances in the premises shall be handed over from the Owner to the Tenant in good working condition. The Tenant shall maintain the property in good condition. Any damage caused by the Tenant will be repaired at their expense.
- The day-to-day minor repairs will be the responsibility for the Tenant at his/her own expense. However, any structural or major repairs, if so required, shall be carried out by the Owner.
- The Tenant shall be responsible for Electricity, Water, Gas, and Internet Bills.
- The Owner shall pay for all taxes levied on the premises by the local or government authorities in the way of property tax or house tax for the premises and so on. Further, any other payment in the nature of subscription or periodical fee to the welfare association shall be paid by the Owner.
- The Tenant shall use the property only for {select-4} purposes and shall not engage in illegal activities.
- The Tenant shall not sublet, assign or part with the demised premises in whole or part thereof to any person in any circumstances whatsoever and the same shall be used for the bonafide {select-4} purposes only.
- The Owner will keep the Tenant free and harmless from any claims, proceedings, demands, or actions by others with respect to quiet possession of the premises.
- Either party may terminate this agreement by giving a written notice before 1 month.
- In case of any dispute to this agreement and the clauses herein, the same will be settled in the jurisdiction of the {select-3} civil courts.
- The Tenant and Owners represent and warrant that they are fully empowered and competent to make this. Both rent the parties have read over and understood all the contents of this agreement and have signed the same without any force from any side.
